About The Strip [ Commercial ]

The Strip: a trading frontage on the desert road

Match shop size and frontage with how customers will reach the business, then explore purchase opportunities suited to the intended activity.

Choose a unit here around a concept with a named customer. We look at when that customer arrives, where their car stops, how the frontage reads at driving speed, and whether the businesses either side send you trade or take it.

Operators have technical demands a plan never shows. Extraction, power, servicing, delivery access and outdoor seating decide whether a restaurant can open at all, while a service business will trade the seating for easy parking and a short visit. We settle those requirements and the licensing before comparing prices, so nobody buys a beautiful position that cannot carry the business.

The contract deserves the same attention as the shop. Fit-out rent-free periods, escalation, signage rights, maintenance and exit terms can move a return further than the headline rent does. We read the unit and the likely lease together before recommending anything.

The Strip's success is what pushed SODIC to repeat the idea, and The Strip 2 followed as its extension within SODIC West. Improvements to the thermal performance of its buildings were introduced later.

Read at driving speed, parked at your door

Sitting directly on the road widens the circle of customers: residents of the neighbouring SODIC communities pass it on their daily route, and anyone driving the desert road sees it from the car.

That passing trade is what we count with you when valuing any unit here.

The design and master plan of The Strip [ Commercial ]

The plan here is linear: an extended run of units with frontages open to the road, and the parking directly in front of it. There are no internal corridors and no upper level to wander, so every shop is entered from outside.

That form makes the units unequal in value by nature: the end nearest the entrance sees more movement than the middle, and a unit facing a full row of parking is better placed than one facing a service lane. We go down to the site with you at the busy hour and stand in front of the unit itself before you settle your choice.

The size of The Strip [ Commercial ]

Retail space at The Strip varies by unit, frontage and intended activity. Start with the floor area and layout required for customers, display or service.

The project’s name describes its structure: a retail strip running lengthwise rather than an enclosed block. That format depends on road frontage more than on total area — a shop here is valued by the length of its frontage and the traffic passing it.

Shops, restaurants and car showrooms

The Strip accommodates retail, banks, food and beverage, vehicle display and supporting workshops. Match the intended activity to frontage, usable area, outdoor seats, electrical load, extraction, deliveries and parking before discussing the contract.

The Strip is commercial stock that may be let or trading, so a public grid of areas and prices would hide the variables that matter. Each individual unit is read by frontage, fit-out, permitted trade and contract form. Define the activity first, and the relevant open spaces can then be priced on comparable terms.

A shop's value here is set by the length of its frontage, by who trades next to it and by the parking movement in front of it, before its area comes into it. Before any commitment we go through four items on the unit itself: the frontage length, the clear height, the activity permitted inside it, and the number of parking spaces that serve it.

Services and amenities at The Strip [ Commercial ]

Open-front shops, banks, restaurants, cafés and car showrooms sit along the run, with parking for 700 cars in front of them. The appeal is plain practicality — you stop, you go in, you leave — over a catchment that covers a large part of west Cairo.

Prices, booking and payment plans at The Strip [ Commercial ]

The price follows the trade and the frontage

Commercial pricing here is quoted per shop, because use, area, frontage, technical requirements and contract type all move the figure. We price the unit you want and add what it will genuinely cost to reach opening condition, fit-out and the time it takes included.

What settles a commercial purchase is the rent the unit collects against what it cost, and how steady its occupancy is from one year to the next. We go through the occupancy history of the neighbouring units and the trades they run before any commitment, because a shop's neighbour is part of its footfall.

Terms depend on the space and on whether you buy or lease it. We put the reservation or security deposit, the instalments or escalation, maintenance, the fit-out period, technical handover and the possession date on one page before you commit to anything.

The real fork here is buying versus leasing. Buying fixes your cost and turns the return into rent you collect; leasing lowers the first cash out and carries an agreed annual escalation instead. The two produce completely different year-one schedules.

Whatever the headline figure, add what it takes to reach opening condition: the fit-out works and how long they run, the technical handover of the unit, service charges and signage rights. The fit-out period deserves particular scrutiny, since those are months when obligations fall due before the shop has opened.

The Strip has been trading for years, so nothing here is awaiting delivery. A unit is handed over in the agreed technical condition and the fit-out period starts from there. What matters instead is the operating record: which positions have held their tenant, which have turned over, and how the footfall in front of the unit looks at a peak hour.

The Strip is already trading, so the question here is the operating record: who took a lease and stayed, and which positions have changed tenant. We put that picture together for you from the place itself before you sign.

The developer behind The Strip [ Commercial ], and its track record

SODIC is listed on the Egyptian Exchange and has operated since 1996, and The Strip is one of its projects in 6th of October City. Its record runs across decades — Beverly Hills, Allegria, Westown, SODIC East and Villette — all standing communities that can be inspected today, even though this project has not been released.

SODIC repeated the same model on the same site, and the extension came only after the first had proved itself commercially.
