A plot’s proximity to the course is the first thing moving price inside Allegria — more than the floor area itself. That is why we ask for the unit number and position before comparing any two prices.

The size of Allegria

Allegria spans more than 2.4 million sqm — about 571 feddans — within SODIC West’s 1,500. It therefore occupies over a third of the wider community, making it its largest residential part.

2.4 million sqm around a golf course necessarily means low density: the course alone consumes a wide area that cannot be built on, so what remains for homes is spread across generous ground.

Ask about the home’s position relative to the course and its plot area — in a community this size two neighbours differ greatly, and the difference shows clearly in the price.

What is listed at Allegria today is resale across two types: townhouses from 200 to 324 sqm with three to four bedrooms, and villas from 302 to 507 sqm with four. There is no developer release.

Allegria combines standalone villas and townhouses around the course, but owner availability changes continuously. Begin with the bedrooms and size your family needs, then read the plot's relationship to the fairway and internal streets. That sequence produces a short, relevant set of homes without treating every golf view as equivalent.
