About The Polygon

The Polygon: 11 Class A office buildings in SODIC West

Office space at The Polygon Business Park within Westown in Sheikh Zayed, with parking and business facilities. The address suits companies considering a West Cairo base. Start with your team size and workspace layout to find premises for daily work and client visits.

A campus supports staff experience as much as corporate image. We look at where people take a break, how the drive in from the main road feels, whether a visitor can find the door, and the walk from the parking space to the desk. None of it appears in the floor area; all of it shows up in recruitment.

A fitted office is inspected for power, cooling, meeting-room acoustics and whether the layout survives a change in team structure. For bare space, we establish a realistic fit-out path and cost. That lets you weigh speed of occupation against the freedom to build the workplace you want.

We also test whether the office can evolve without an expensive rebuild — demountable meeting rooms, reachable services, a window line that does not trap you into one layout. That flexibility protects an owner-occupier and widens the tenant pool later, which is a quieter kind of value than location or a striking façade.

The project was recognised as Best Future Commercial Development when it launched, and a later phase followed under the name Polygon X.

The location of The Polygon

Between your head office and your plant

The campus sits between Sheikh Zayed and the industrial zones of 6th of October and Abu Rawash.

Companies with plants there used to run their business from offices in downtown Cairo or Heliopolis; The Polygon saved them that drive twice a day.

Allegria, Forty West, the British International School and Beverly Hills are all within walking distance.

The design and master plan of The Polygon

The Polygon occupies 41,000 sqm of land and arranges 11 Class A office buildings around a landscaped centre. Its built-up area is approximately 79,000 sqm, while combinable floorplates allow businesses to take an individual suite or expand into a full floor as their teams grow.

Class A here is an operating standard before it is a description of the construction: specifications for air conditioning, power, telecoms, security, lifts and facility management.

The size of The Polygon

Office sizes at The Polygon vary by building and unit, from smaller-team spaces to larger company premises. Choose a layout that accommodates the team and client visits.

Its position in Sheikh Zayed is what defines its catchment: a built-out, densely populated district whose demand for office and retail space is standing rather than awaited.

Unit types and sizes at The Polygon

From a 67 sqm suite to a full floor

Nine office buildings offer floorplates from compact 67 sqm suites to corporate floors of 9,000 sqm. Usable efficiency, the ability to divide or combine, servicing, fit-out and parking should follow how the organisation runs.

No price list is published for The Polygon: its units were sold or let years ago, and the rate per square metre for office space follows the building, the floor and the frontage, so the project has no single figure to announce.

If you are looking for space here today, the route is the secondary market: owners selling or letting. We ask on your behalf about the floor, the clear height and the unit's share of the parking — those three decide whether an office works for you more than its area does.

Services and amenities at The Polygon

Nine Class A buildings, the central Mountain building, flexible office sizes, a choice of sale or lease and structured parking define The Polygon. Westown dining, Club S and the wider SODIC West services sit close enough to serve both staff and visiting clients.

Why buying or investing at The Polygon makes sense

The Polygon’s strength is that it is a standing, tenanted office complex rather than a project on paper: Juhayna, Commercial International Bank and Trafco are tenants, and SODIC’s own headquarters sits inside it. A developer renting in its own building says more about the operating standard than any brochure.

Tenanted by first-tier companies

Juhayna, Commercial International Bank and Trafco — standing tenants rather than promises of future occupancy.

SODIC’s own headquarters inside it

The developer is a tenant in its own building — the strongest possible testament to the operating and maintenance standard.

Eleven Grade A office buildings

Top-tier office specification — central air conditioning, lifts, security systems and flexible floorplates.

Between Sheikh Zayed and October’s industrial zone

Companies with factories there run their business from an office minutes from the plant rather than from downtown.

You inspect the office in operation

A standing complex — you see the maintenance, lifts, parking and security as they really are before signing.

Purchase or lease

Purchase means a reservation and instalments; a lease means a deposit and an annual uplift — then maintenance and fit-out period in both cases.

Prices, booking and payment plans at The Polygon

Buy or lease — how the number changes

Pricing here belongs to a named office and to whether the deal is a sale or a lease. Area, building, floor, fit-out, parking, lease position and readiness set the range, alongside the cost of adapting the space to your use.

With offices, price is measured against return: what the square metre lets for each month, how many months of the year it stays occupied, and how much of the building's costs you carry. We gather those three figures on the unit being offered before you negotiate its price.

Terms differ with the office and with whether you buy or lease. We set out the reservation or security deposit, the purchase instalments or annual lease escalation, maintenance, the fit-out period, the parking spaces included and handover — so you can build your cash-flow plan and your team's move-in date on real figures.

For a purchase, separate the owner’s consideration from transfer costs and any outstanding service obligations, with payment tied to title and vacant-possession checks. For a lease, review deposit, escalation, rent-free time, maintenance and parking; together they establish the real annual occupation cost after year one.

The Polygon is an operating SODIC West business park whose eleven Class-A buildings include SODIC’s own headquarters. Handover in today’s deal is possession of an existing office from an owner or landlord, governed by vacancy, fit-out condition and live services rather than a future construction programme.

In a standing office asset two things matter: who manages the building, and what the service charges come to each year and how they move. We request the charge statement for the last two years before contract and go through it with you line by line.

The developer behind The Polygon, and its track record

SODIC is listed on the Egyptian Exchange and has operated since 1996, and The Polygon is one of its projects in Sheikh Zayed. Its record runs across decades — Beverly Hills, Allegria, Westown, SODIC East and Villette — all standing communities that can be inspected today, even though this project has not been released.

The campus has been close to fully let since 2017, which keeps what comes up scarce and makes it worth moving quickly when a suitable unit appears.
