Casa is part of SODIC West’s 1,500-feddan plan, an integrated community plan rather than a standalone project. The advantage of buying inside a completed plan is that you see your surroundings rather than anticipating them: the buildings stand, the streets are planted and the services trade, and there is no question of what will be built in front of you.


Casa is part of SODIC West across 1,500 feddans (6.3 million sqm) — the largest gated community in West Cairo and about 15% of Sheikh Zayed. Its own area has not been published separately from the wider community, and we say so rather than estimate a figure.
What matters practically is not the part’s area but its density and surroundings — both inspectable today because the community stands. You walk it and see the spacing between buildings and the green areas with your own eyes.
Ask about the specific position of the home and what surrounds it — in a completed community that question has a definite answer rather than an estimated one.
What is listed at Casa today is resale across three types: apartments of 117 and 137 sqm with two bedrooms, duplexes of 234 to 245 sqm with three, and penthouses of 257 and 300 sqm with three. There is no developer release.
SODIC releases no new homes in Casa; the project was handed over years ago. What is available comes from owners, at a market price each of them sets according to their own home.
On a home of this age we ask for three things in writing before any deposit: the title deed and a clean chain of ownership, a maintenance statement showing whether anything sits in arrears, and a technical inspection report covering the plumbing, the electrics and the waterproofing. Those three are what bring the surprises out before you sign.

The per-metre comparison reverses the ranking: a 300 sqm penthouse at EGP 15.5 million is about EGP 52 thousand per metre, a 245 sqm duplex at EGP 14 million about EGP 57 thousand, a 257 sqm penthouse at EGP 16.5 million about EGP 64 thousand, while a 117 sqm apartment at EGP 10.25 million is roughly EGP 88 thousand. The cheapest home in total is the dearest by area by a wide margin.
The gap between two duplexes of identical size — 245 sqm at EGP 14 million and another at EGP 18 million — is EGP 4 million, explained by condition, original handover date and position. That is why inspection precedes comparison in a resale market.
There is no single payment plan here because what is listed is resale: each home sells on its owner’s terms, and most listings ask for cash or a short schedule. That is the fundamental difference from developer projects starting at 5% down over ten years.
