June sits at kilometre 194 and Ogami farther west at 205; a short coastal gap can still alter the family route.
June is the nearer address to Alamein and the Dabaa route: Alamein Airport is about 40 km away and Dabaa Road roughly ten minutes from the project. That shorter approach helps families making frequent weekend trips.
Ogami lies about 11 km farther west and closer to Marsa Matrouh. Alamein Airport is roughly 48.6 km away and Dabaa Road about 15 minutes. Test the gate journey at your real travel hour, then add the internal drive to the proposed home.
Elevated land at June, water drawn deep into Ogami
The two projects use coastal land in markedly different ways.
June covers about 280 feddans and climbs as much as 50 metres above the sea. Views are not reserved for the first row: a higher inner home may open more widely than a lower home near the beach. Check row, orientation and what can stand in front before valuing the outlook.
Ogami spans 440 feddans with more than 800 metres of beach and an 11 km lagoon, plus two swimmable lagoons and a marina. Green space takes 24% of the plan and water 5.6%, so the practical question is which water branch and how far the home sits from hospitality and seasonal movement.
June opens with a lighter home; Ogami starts larger

Ogami opens lower, but not with the same home
Read price with home type, phase and handover rather than as an isolated figure.
June currently starts at EGP 25.204M across homes within its 101–237 sqm range. Value moves with elevation, breadth of view and home type, while Opal villas sit on a separate list from the smaller choices.
Ogami starts at EGP 18.843M, while its named 150 sqm water chalet starts at EGP 22.753M. For family houses, begin with the EGP 34.006M townhome and EGP 51.317M twin; this avoids placing a June loft against an Ogami villa.
More plan choice at June, one clear route for named Ogami homes
Calculate cash due by handover; the deposit percentage alone hides early-year pressure.
Selected June homes can use 3% over eight years or 5% over ten. The longer route lightens each instalment without removing maintenance or handover payments, so compare both schedules on the same home price.
Ogami's named homes use 5% down and up to eight years. Five per cent of EGP 22.753M is about EGP 1.138M. Fix the next payment, maintenance and any Nobu operating charge before placing that schedule beside June.
Existing use at June versus a 2029 horizon
The first usable summer is the largest practical and financial difference.
June handovers began in 2025 ahead of schedule, letting buyers walk completed streets and inspect amenities already in use. Later phases retain their own dates, so do not transfer the condition of a delivered parcel to a new home without reading its contract.
Ogami water chalets, townhomes, twins and villas now offered target Q3 2029. The Nobu restaurant is operating today, but one working destination does not make the residential neighbourhoods ready; tie the purchase to the summer when you need the home.
An active beach today or a broader hospitality setting later?
The best amenity is the one the family will use, and the home's distance from it forms part of its value.
- June: Surf Club and Cavalariça trade on the beach, alongside pools, a clubhouse, dining and paths through landscaped ground.
- Ogami: marina, two swimmable lagoons, Nobu, retail and dining, a social club, sports facilities and wellness space.
- At June, inspect activity around the beach and delivered rows; at Ogami, measure the route from home to marina, lagoon and hospitality.

June's early handover gives buyers a direct way to test buildings, roads and management during an operating season. Inspect the delivered parcel, then match that result to the specification of the later phase rather than relying on the milestone alone.
At Ogami, DLR Group shaped the plan and Nobu operates the hotel, restaurant and residences carrying its name, while SODIC develops and sells the project. Confirm whether the selected home enters the Nobu operation and which services and charges attach to it.
